In order for mold to grow and spread your goal should be to keep moisture levels below 50%.  Moisture may be from a  recent flood, lack of proper ventilation, slow pipe leak that you are not aware of, cracks in your foundation or basement, or clogged gutters all which can lead to increased moisture.
